Five Reasons to Rent out Your Dubai Apartment
12.2018
Residential rentals in Dubai are not performing as well as in past years. BUT vacation rentals across the city are thriving! If your Dubai apartment is available for just a few days a month, or for months at a time, here are five reasons to use short-term rentals with your property: 1. ONLINE PLATFORMS BRING THE GUESTS TO YOU Airbnb began fully operating in the Dubai market in 2016 and has become the most popular online booking site for short-term vacation rentals. Other sites like booking.com, homeaway.com, and vrbo.com also showcase Dubai properties. This means you have access to tourists from around the world who are looking for an apartment to rent when they come to Dubai. If you’re organised, you can list the same property on all four booking sites, giving your apartment maximum exposure. 2. CHARGE MORE FOR SHORT-TERM LETS When compared to standard long-term rentals, short-term lets generate up to 50% more income! What’s not to love? This is the best way to generate the most income from your property! And, you can adjust the price based on the season (or events that increase demand for properties) so you’re always taking advantage of opportunities. Hint: When Expo 2020 hits, your apartment will be in high demand! 3. FULL CONTROL OF YOUR APARTMENT You get to decide when your apartment is available. Did you book a last minute mini vacation for yourself this weekend? No problem! Set the availability on your apartment and book a paying guest! Do you have family wanting to come for a visit? No problem! Block off those days as unavailable. 4. DON’T WAIT FOR PAYMENT Traditional rentals can cause challenges when collecting payment. When you rent out your apartment with a short-term vacation let, the booking platform takes payment from guests before they check in! That means you’ll receive payment when the guest checks out. And platforms like Airbnb also provide homeowner protection, helping to protect the value in your home while you increase the balance in your bank account. 5. YOU DON’T HAVE TO DO ANYTHING Does renting out your apartment sound great—except for all the work? It’s true, there’s work involved. In Dubai, you must register yourself, your property, and provide specific information to Dubai’s Department of Tourism and Commerce Marketing (DTCM). You also need to stage, photograph, and list your property, maintain contact with guests, and adjust your availability when using multiple platforms. Fortunately, Frank Porter can do all the work for you so you can sit back, relax and count your dirhams. Is your apartment not quite ready for guests (or even completely bare)? Frank Porter offers everything from staging to full design services. We communicate with potential guests, manage arrivals and departures, coordinate across platforms, and take care of all the paperwork and regulations. We even do the laundry! Whether you do it on your own, or use Frank Porter, there’s never been a better time to rent out your apartment. Turn your home into flexible income that you control! Get in touch today to start your holiday home journey.

Living the Great Expat Life in Dubai
10.2018
Dubai is a highly desirable place for expats to live. Between the tax advantages, the unique culture, the friendly international community, and investment opportunities, many people are finding a great life in Dubai. MAKING FRIENDS IN DUBAI In an energetic, fast-paced, internationally minded city like Dubai, it’s easy to make friends. And when 8 out of every 10 residents in Dubai is from somewhere else, it’s pretty easy to travel the world in friendships without leaving the city. Social media is playing a big role in connecting these expats around the city. Whether you want to connect with some people from your native country, or find out the secret perks of your own neighbourhood, there’s probably an online group to help you. And when you’re ready to go back to your home country for a visit, Dubai offers some of the best flight connections in the world. THE CULTURE IN DUBAI ALWAYS AMAZES Expats in Dubai love all the opportunities to experience a new culture. From interesting food, beliefs, and traditions, to the sunny, hot climate, and from historic neighbourhoods to the quintessential experience of attending the camel races, the Arabic culture in Dubai is fascinating. The weekend comes sooner in Dubai (always an advantage!) from Thursday night to Saturday every week. There’s always something to do in the city, but savvy expats know to always keep room in their diary (and their stomachs!) for brunch—a weekend tradition. QUALITY OF LIFE IN DUBAI Dubai consistently receives top marks from expats for its sense of safety and security, quality childcare, education, and health care, and excellent quality of life. The extremely clean city, excellent service, great shopping, and luxury atmosphere all help too! FINANCIAL ADVANTAGES IN DUBAI Perhaps the biggest thing expats notice when they arrive in Dubai is on their first paycheck—no taxes! There are no income taxes in the UAE, including Dubai. Free movement of capital and profit are also advantageous to expats. REAL ESTATE INVESTING IN DUBAI Expats are encouraged to participate in the Dubai real estate market, and many of them do so. Right now, the residential market is a buyer’s paradise, and the opportunities are fantastic. Many expats are picking up a second residential property solely for investment purposes. With the assistance of Airbnb concierge services from Frank Porter, they can enjoy the lucrative benefits of short-term holiday lets without any of the hassle of managing a property. Expats are also using Frank Porter to list their primary residences when they head out of the city, creating a great opportunity for funding their vacation without any extra work or trouble. Dubai is a vibrant, interesting city that has opened its arms to expats from around the world. And it continues to work toward creating a city that everyone wants to live in. Airbnb is Just One Part of Dubai’s Sharing Economy
08.2018
What do cars, apartments, and investments and appliance repairs have in common? They’re all part of Dubai’s growing sharing economy. From ride sharing to crowd funding and nearly everything in between, people who have something to offer are connecting with people that want a service that is faster, less expensive, and of a higher quality than they can get from a standard company. SHARING ECONOMY SPENDING PASSES $10 BILLION Within the GCC, estimated spending in the sharing economy has topped $10 billion. While the transportation sector has seen the highest spending at nearly $3 billion, the accommodation section is expected to see the highest rate of growth going forward— whopping 42%. From those registered with sites like Airbnb and Booking.com and the guests that use the sharing economy for accommodations, this growth rate is exciting. Consumers use the sharing economy for a variety of reasons including lower prices, the opportunity to benefit both the consumer and the producer, flexibility, and convenience. From a producer’s view, the sharing economy provides significant opportunities for generating income, often through resources they already own. Airbnb provides rentals of privately owned residences, Deliveroo brings prepared food to your doorstep, Careem and Carpool Arabia provide carpooling and ride sharing, mrUsta provides household services, and Beehive and Eureeca connect investors with growing businesses. DUBAI CREATES WELCOMING ENVIRONMENT FOR SHARING ECONOMY The sharing economy is not without its drawbacks. The biggest challenge is perceived lack of need—many consumers do not see the opportunities within the sharing economy as relevant to them. Someone who has always booked hotels may not see how Airbnb can benefit them. A person who has always counted on their bank to invest on their behalf may not see the need to participate in direct-to-business investing. Once this perception is adjusted—even in just one area—people tend to consistently participate in the sharing economy across sectors. arabic business men spending time in Dubai Dubai is increasingly becoming a welcoming place for the sharing economy. Regulations now allow for platforms like Airbnb to operate across the city, and the government is looking at further regulatory adjustments that will benefit both service providers and consumers. Dubai is also working on an initiative called ShareDXB which facilitates a sharing economy concept across businesses wanting to capitalise on unutilized resources. AIRBNB PROPERTY MANAGEMENT WITH FRANK PORTER Frank Porter recognises the challenges required to maximise the opportunity that Airbnb brings to the sharing economy. By offering full concierge services that handle every aspect of Airbnb short-term rentals, any individual with a residence or property that is unoccupied for part of the year can now take advantage of the income-generating platform that Airbnb has created. It is services such as Frank Porter that help connect resources to consumers through the sharing economy, generating mutually beneficial transactions that are becoming a significant part of the overall economy.
Is Airbnb the Sharing Economy’s Biggest Win?
06.2018
The great thing about the sharing economy is how mutually beneficial it is. Every user benefits when they access the sharing economy. They always find services and products that are less expensive, more accessible, and generally better quality than they would find elsewhere. And every service/producer in a sharing economy benefits because they have access to more clients and reliable payments that just aren’t available in other ways. But if there was a showdown between all the biggest sharing economy users—such as Airbnb, Uber, Deliveroo, RelayRides, Turo, and Taskrabbit—who would win? Which company gives the biggest benefits to both sides of their platform? Our money’s on Airbnb! Here’s why: AIRBNB FILLS EMPTY HOMES, ROOMS, AND BOATS As soon as a host registers their apartment on Airbnb they can start taking bookings and welcoming paying guests. Sure, in places like Dubai this can take a little more time as hosts either navigate the regulations or hire someone like Frank Porter to take care of it for them. But once they’re up, the guests start to come! And Airbnb isn’t limited to renting out homes. No matter what type of dwelling you have, Airbnb can generate funds as you host guests from around the world. Of course, that’s another benefit. Airbnb can introduce you to a world of lovely people who are passionate about travel, adventure, and using the sharing economy. AIRBNB HELPS TIRED PEOPLE SLEEP Whether you’re a business traveller fitting work and meetings into flights and connections, or a family out on an adventure, Airbnb will connect you with some of the best places to lay your head at night. In fact, for both families and business travellers, Airbnb provides a better night’s sleep and an all-around better travel experience than a hotel can offer. And that doesn’t include the benefits that come from better prices, the convenience of a home away from home, and stepping into a place that people care for like it’s their own (because it really is their own!) AIRBNB BRINGS PEOPLE TOGETHER Young couple in love starting family life, got a chance of acquiring independent home ownership, given key from new apartment, social renting, purchasing new apartment, meeting with real estate agent When hosts list their place on Airbnb, it’s usually because they’re passionate about their hometown, and love sharing it with others. And the guests who use Airbnb are often looking for a meaningful connection with the place they visit that’s outside the artificial tourist traps that hotels generally involve. Airbnb is a great way to connect people with each other and give them a unique way to experience the place they’re visiting. Of course, many guests have no actual contact with their hosts during a visit, but the very act of staying in a residential area, taking the host’s recommendations for places to eat and visit, and walking through neighbourhoods that real people live in gives a special connection to any visit. It’s true we may be a bit biased, but based on all the advantages, we think Airbnb is a big winner for hosts and guests, and is the best thing going in the sharing economy.
Ramadan Kareem!
05.2018
Muslims around the world use the beginning of May to prepare for Ramadan and Holy Month. Ramadan is an important part of the Muslim faith. In 2018 it will start near the middle of May and will take place until the middle of June. It includes prayer, fasting from sun up until sundown every day, giving to charity, and nightly feasts. WHY DO MUSLIMS FAST DURING RAMADAN? Muslims fast to remember those less fortunate who are suffering, to become closer to God, and to step back from worldly pleasures. They also fast from things like smoking, caffeine, and arguments as they focus on purifying themselves physically and spiritually. (Children, the elderly, those who are unwell, pregnant women, and those travelling are exempt from fasting.) Fasting during Ramadan is called Sawm and is one of the Five Pillars of Islam. The other Pillars are: reciting the Muslim profession of faith with sincerity, performing ritual prayers, charity to help the poor and needy, and a pilgrimage to Mecca. HOW IS EID CONNECTED TO RAMADAN? Eid al-Fitr is the festival that happens after Ramadan ends for the year. It often includes dressing in new outfits and visiting the homes of friends and family to share gifts. Many families take this time to share with others less fortunate and to ensure everyone is able to celebrate Eid. Eid al-Adha is the ‘festival of sacrifice’ that happens about 70 days after Ramadan ends. It marks the end of the annual pilgrimage to Mecca (Hajj) and traditionally is a time to slaughter animals. The meat from the slaughter is often divided into thirds: one third for family, one third for relatives and friends, and one third to the less fortunate. HOW CAN NON-MUSLIMS PARTICIPATE? Non-Muslims often join in the fasting together with Muslims and break their fast together during iftar (the meal that ends each day’s fast after sunset). This is a time to celebrate community and generosity. Along those lines, giving to charities is a wonderful way to participate in Ramadan for people from all backgrounds. During the daylight hours when Muslims are fasting it is considered poor etiquette to eat or drink in public. Reserve these activities for private indoor spaces during Ramadan. Some establishments will provide screened-off areas to give privacy for those wishing to eat or drink during the daytime. Other ways of showing respect include dressing conservatively, keeping music quiet or using headphones, and giving extra consideration for traffic during the time close to sundown when people are on their way to iftar, and checking business operating hours before making plans as these can vary during Ramadan. Dubai’s location has helped it a become traveler’s paradise. Easy access to the Persian Gulf coast and the Arabian desert make this spectacular city an ultimate destination for adventure, history, experiences, culture, and shopping. Every tourist can find enough activities to make their visit special enough to want to stay longer and come back again as soon as possible. Desert adventures hold a large appeal to visitors. There are tours to match every type of tourist from adventure-loving to peaceful scenic tours. You can hire a guide that will take you outside Dubai to the desert, go dune bashing (driving up and over sand dunes in 4-wheel drive vehicles), visit a camel farm and ride a camel, go sandboarding (like surfing, except down sand dunes), and enjoy a traditional dinner fireside before traveling back to Dubai. For a faster-paced option, visitors can experience a quad bike tour in the desert led by seasoned guides. This tour is generally a few hours in length, and includes navigating dunes and exploring the desert followed by Arabic coffee and traditional snacks before heading back to Dubai. You can also enjoy a slower-paced trip to the desert with a drive through the Dubai Desert Conservation Reserve to see desert wildlife such as Arabian gazelles and oryx. These tours include a visit to a Bedouin-style camp with traditional music, dancing, and food. If you’d prefer an early start to your day, you can take a morning tour of the reserve, to watch and learn about the wildlife in the desert under the rising sun. Those looking for a more immersive experience can opt to camp overnight in the desert. These tours offer wildlife viewing, camel rides, traditional cooking demonstrations, falconry displays, and sleeping in a Bedouin-style tent. The evening always includes traditional entertainment and views of the stars under a desert sky. The balloon ride is accompanied by a falcon display while in the air, and then gourmet breakfast on the ground before you travel back to Dubai. If traveling by air is your thing, you may want to consider a seaplane or helicopter tour of Dubai and its surroundings. Or hire a car and drive to the nearby town of Al Ain for at least one night. Al Ain has forts, oases, a zoo, and souqs for some traditional shopping. Visitors here feel they’re experiencing the real UAE, and thoroughly enjoy this relaxed, authentic Arabian town. The water is warm, the beaches have white sand, and the views are outstanding. Perhaps you’d like to take a day trip to the ‘Pearl of the Gulf’ – Sharjah, where you can experience the history and culture of the area in the country’s cultural capital. EXPO 2020 – Dubai
02.2018
Expo 2020 will be one of the most significant events in Dubai’s modern history. The first event of this magnitude to take place anywhere in the middle east, it represents the UAE’s new identity as a worldwide travel destination. The theme for Expo 2020 is Connecting Minds, Creating the Future. It will be an exposition of innovation, ingenuity, and collective human potential such as the world has never seen before. Over 180 countries will be represented during the six-month exposition, and more than 25 million people are expected to visit—at least 70% from outside the UAE. It is an opportunity for Dubai to show the world their ability to host events on such a grand scale, and that Dubai is a place not to be missed when making travel plans. The overall impact of Expo 2020 to Dubai has three phases: construction and preparation until October 2020, during the event from October 2020 to April 2021, and post-event. Throughout all of these, one constant is the need for accommodations; for those involved in the development of the site, for the visitors coming during the exposition, and then for the ongoing boost in tourism that this event will generate. It’s estimated Expo 2020 will create a need for 70 million additional room-nights. Those investing in providing accommodations will see strong ROI before, during, and after Expo 2020 with non-Expo visitors to Dubai already estimated to be 16 million guests. Careful planning for sustainable development is underway. More than 80% of development for Expo 2020 will continue to be in use. This is not a one-time event for Dubai. Rather, it is part of an ongoing plan to diversify Dubai’s economy and attract businesses and tourists. The subthemes of Expo 2020 are Opportunity, Mobility, and Sustainability—all clear indications of the long-term impact it will have on the region and the country. All buildings on the expo site will meet a minimum of LEED Gold standards, indicating the commitment to sustainability and efficient building design. Dubai Marina, United Arab Emirates Analysts expect the direct financial impact during Expo 2020 to be over 17 billion USD. The further-reaching impact of establishing a world-class venue of immense proportions, along with a reputation for delivering an experience such as an exposition are yet to be seen. In all, 33 billion USD will be spent on projects related to Expo 2020. The impact will be seen everywhere from the construction industry to tourism, hospitality, residential, and commercial developments. In addition to the Expo site, development includes a residential district designed to accommodate 250,000 residents, and a commercial district that will employ 150,000 people required outside of the temporary positions for Expo 2020. INFRASTRUCTURE An influx of over 25 million additional visitors requires some substantial investments in infrastructure. From transportation to sewage treatment, and energy creation to airport capacity, nearly every aspect of Dubai’s infrastructure is undergoing development and improvement. Much of the work being done is below ground. The new buildings are all being built with basements that will become an underground rail and road network, allowing all logistical and support activities to occur outside the visitor’s view. During construction of Expo 2020, at least 47 construction contracts and 98 non-construction contracts will be issued with a value of over 33 billion USD. Plans are to complete the majority of these projects one year ahead of the start of the event. The impact is extending through the local economy and into the regional and international economy, and the attraction for business and development in Dubai is strong. In 2018 the international participants will move into Dubai to begin work on their pavilions. Night view of the light show at Dubai Dancing Fountain. The Dubai Fountain, the world largest choreographed fountain on Burj Khalifa Lake area, performs to the beat of the selected music. Expo 2020 is also making a concerted effort to include small and medium-sized businesses in the tender process, further stimulating job creation and economic growth. Over 50 percent of the contracts awarded to date have been to these businesses. In addition, Dubai is taking a very strong stance regarding worker welfare for the thousands of workers who are so important to construction. These improved standards will also contribute positively to the long-term impact of Expo 2020. MULTI-SECTOR IMPACT There are a variety of lesser-known non-construction business sectors that are also seeing a strong boost from Expo 2020. Printing companies, IT and data management, health and safety firms, and all manner of logistics will see an upswing in activity. In addition to meeting the needs for construction materials, businesses are meeting all the needs of workers both on and off-site, and preparing to supply all the products, food, and services that 25 million new visitors will require when they come to Expo 2020. Dubai’s ability to host such an exhibition demonstrates its attractiveness to investors and businesses looking for the best location to establish corporate offices. Dubai is already becoming one of the top locations for companies participating in our global economy. This location becomes even more desirable because Dubai is less than four hours from one-third of the world’s population. The impact will reach beyond Dubai, and even beyond the UAE. Expo 2020 will become a catalyst for global development, especially as the subthemes of Sustainability, Mobility, and Opportunity are explored and refined. LASTING IMPACT The years of hard work, planning, promoting, and creating Expo 2020 will provide significant and very positive results for Dubai far into the future. Infrastructure is improving across the emirate, providing a sustainable frame for ongoing use and future development. In the past 30 years, the art scene in the UAE has become an important stop for both tourists and artists alike. UAE now attracts art enthusiasts and experts from around the world who bring their passion for art and their willingness to purchase. Recent cultural developments designed to attract art and culture-loving tourists align with the UAE’s long-term plans to provide economic diversification and new job and investment opportunities. In November 2017, the Louvre Abu Dhabi opened its doors to the public. This spectacular new destination is an important component of the partnership formed between the emirates and France to expand the reach and influence of art within the UAE. The Louvre is one of many upcoming installations that will be part of Saadiyat Island and the Cultural District, further establishing Abu Dhabi and the UAE as an international center for art and culture. The Abu Dhabi Tourism and Culture Authority is committed to partnering with the Louvre and other art institutions and sites to provide cultural programming to tourists coming to Abu Dhabi. It’s clear that Abu Dhabi recognizes the importance of developing a sustainable cultural arts destination that will continue to generate tourism revenue for years to come. The opening of the Louvre Abu Dhabi is already having a positive impact on tourism in the region and has attracted 4.9 million visitors before the end of 2017. In particular, it will benefit from the new incentives to attract Chinese visitors to the UAE, as these guests love culture and a visit to the Louvre here will be a must-see for many. The exhibits in the Louvre Abu Dhabi highlight the multicultural aspects of Abu Dhabi and showcase an openness to the area’s varied cultures. It is already receiving recognition for showcasing the harmony between different cultures while also celebrating their uniqueness. The combination of contemporary art and historical works reflect Abu Dhabi’s deeply historical roots alongside a rapidly advancing contemporary art scene. Pieces will continue to be added to the permanent collection that are carefully curated to honor ethical and cultural sensitivities while unabashedly working to become established as an internationally recognized first-class collection. The children’s museum portion has been well-designed to capture the youngest art lovers visiting the city. It has an ideal mix of education and fun, and pairs well with Abu Dhabi’s reputation as a family friendly city. Although only recently opened, Louvre Abu Dhabi is already receiving high ratings from tourists. From the architecture to the exhibits it is becoming a top destination for visitors. The Louvre Abu Dhabi is clearly a place where East and West share an open and appreciative dialogue that will appeal to both residents and tourists for a long time to come. DUBAI’S ART MARKET Art-loving tourists are also including Dubai as a top destination. Dubai has made a concerted effort to become known as a thriving contemporary art center. Art Dubai is Dubai’s largest art festival, and the line-up for 2018 will attract art lovers from around the world. Almost 50 countries will be represented in 103 galleries, and this festival is part of the official art month of March. Another major art event that attracts visitors is Art Week. Run the week before Art Dubai, this event will again showcase Dubai’s diverse and exciting arts scene. Art Dubai 2016 generated $35 million USD in just seven days. In 2017 Art Dubai attracted over 28,000 visitors who came to Dubai specifically to participate in Art Dubai. With the growing line-up for 2018, this event is set to make a strong impact on tourism revenue. The permanent Alserkal Avenue Arts District in Dubai is quickly becoming a highlight for many tourists to the area. While it is not yet widely advertised as a hotspot, those who visit can’t say enough good things about the variety of art, the friendly and welcoming gallery owners, and the excellent eating spots throughout the district. For those looking for an authentic art experience, this district is exceeding expectations. ART AND TOURISM IN THE EMIRATES In a few short years, tourism is expected to contribute 20 percent of the GDP in the emirates. The continued focus on the development of arts and cultural attractions highlight the beneficial impact that this market offers to the economy. Tourists that choose destinations based on arts and culture make significant economic contributions to the places they visit. The growing arts scene in the emirates is attracting such tourists. Tourists will travel to a region specifically to attend art events and exhibitions. These destinations provide a varied schedule of activities and points of interest that will captivate the attention—and resources—of tourists arriving in the emirates for other reasons. In fact, all the leading emirates are prioritizing arts and culture in a bid to boost tourism. While other revenues are waning, tourism in the UAE is still strong. The ongoing investment in art for the express purpose of generating tourism revenue is a sign that art and tourism are now strongly intertwined throughout the emirates. Tourists are increasingly looking for meaningful connections with the places they visit. The arts community throughout the emirates is uniquely poised to meet this need. Local artists, contemporary galleries, and rotating exhibitions all provide tourists with connections to art and opportunities to exchange money for a piece of art and its accompanying story that will encourage repeat visits and further purchases. It’s possible that arts and culture will become one of the biggest markets in the emirates. From exclusive galleries to local artists in communal markets, the enhanced tourist experience is bound to be shared on social media and added to many more people’s choice destinations. The UAE is well on its way to becoming a world-renowned destination to discover and acquire art. Although the Louvre Abu Dhabi and Art Dubai may be the most widely known at this time, the opportunities that the arts community present across the kingdom will collectively attract tourists and the accompanying revenue for a long time to come.
